It's a 32-bit binary, requiring System Preferences to be run in 32-bit mode (in Snow Leopard). This is probably why AppFresh is misreporting it
Version 6.7.2 of DivX comes with DivX Player 2.2. This is one of the many examples in which AppFresh is confused.
I have the same problem kyojc. I don't know of any way to fix it.
Click once on the application's icon and then do "File - Get Info" from the Finder menu. (The version is not available for all applications here.)
Or then launch the application and then do "About [Application's name]" from the application's menu.
